Do good for people - your Sim could find out that their neighbor can't pay their bills, you could offer to pay it, like when you have the Good trait you can give to charities through the mail box. There could be a building in the neighborhood and outside would be a bulletin board listing all the people in your town that need financial help and your Sim could pay for it.
3. A Sim bank in town - where you can place some money.

Copeland's location is the Sims Studio Salt Lake, which is where SimGuruGraham said the Sims 3 "Future" Expansion is being made. The obvious clue is the Open For Business guide, which would lead some to believe that they're making some kind of Business-themed store content, but I looked at it from a different angle. I think the Hawkeye bust was meant to signify that we may have archery in the store, while the rest of the objects on the desk could tie into the Future-themed EP being made.

What do I think is up with the OFB manual? These guys:

The Servo, MunchieBot, HydroBot, SentryBot, and CleanBot were all from Open For Business, and obviously they would be suitable for a Futuristic expansion. And while we already had robots in TS3: Ambitions, I personally think the Servo is a better choice because they don't need "Scrap" food, or use the bathroom, and actually DO stuff around the house like garden, unlike the "Sims who just happen to be robots" from Ambitions.

2. have your own garage where you can do up cars and sell them. also to be able to invent your own cars.

3. perhaps have a petting zoo for kids and a theme park for toddles up elders. with water rides and other rides.
